To: All Fall Creek RV Estates Owners

REF: Upcoming 2026 Annual Owners Business Meeting

We want to invite all Fall Creek RV Estates owners to our Annual 2026 Business Meeting.  This year’s meeting will be held on Saturday, September12th, 2026 at 9:00 am, with registration beginning at 8:30 am.  The meeting will take place at the Branson United Methodist Church Family Life Center located at 1208 W Hwy 76 (Next to Veteran’s Museum with the helicopter and airplane in the parking lot).  If you live in Branson, this is the same location where we vote. This is a very large gymnasium and has more than ample space to spread out.  We will have coffee, water and donuts.

In accordance with our by-Laws, only owners may attend this meeting.  There has been some confusion in the past that renters were also allowed.  Only owners may attend and owners may inform their renters at a later time.  Actually, our by-Laws specifically say “owners in good standing” may attend.  Good standing means owners that are current on their dues.  We’ve had several years where all owners are current and in good standing.

An agenda is still in the planning stages as we speak.  We will not have any guest speakers this year and attempt to stick to business and finish promptly. We will be covering what is going well, and we will address our challenges as well.  We will include an update of our financial status and the proposed budget for the upcoming year.  A copy of the proposed budget, which has been approved by the Board, is attached to this letter for your review prior to voting on at the meeting.  Please take some time to review the budget.  If you do not understand something, please have your questions ready.

This year, we have 2 Board members positions, which are scheduled to end their terms of service; Ronda Goodman and a vacant position previously held by Jerry Dennis.  Ronda has expressed an interest in running again for an additional term. We will be voting at the meeting for (2) candidates who are willing to serve a three year term as Board members to fill the 2 positions.  .  If you have an interest in serving a 3 year term on the Board of Directors, please notify any Board Member, or call our Secretary/Treasurer Mike Lapham at the HOA office number of 417-320-1728 as soon as possible.  Nominations for Board members can also be made from the floor at the time of the meeting.

If you are unable to attend the meeting, you may name any Fall Creek RV Estates owner or Board member to vote as your “Proxy.”  Both you and the proxy must be in “good standing” to vote.  Make sure your proxy will be in attendance at the meeting or your vote will not count.  A majority of owners attending or by proxy, who are in good standing, will constitute a quorum. 

What you must do first…

1.     Make sure the Proxy (person) you select will be attending the meeting.

2.     Your proxy (the owner whom you wish to cast your votes) must also be in good standing and eligible to vote.

3.     Fill out the Proxy form attached to this letter.  A slight change to this process this year will be if an owner owns multiple properties they may list all of their HOA addresses on the same proxy form instead of one address for each form.  Mail the proxy form to:

4.     If you are in the park and have proxy form because you will be unable to attend, you may take your form to the secure HOA drop box located at 133 Estate Circle and save a stamp.

5.     All proxy forms must be received by the HOA office no later than September 5, 2026 to be verified and attached to your proxy’s packet.  Any proxy form received after September 5th may not be accepted.

What we will do…

1.     We will insure your proxy is in good standing. (means their dues & fees are paid)

2.     We will attach your packet (amount of ballots based on how many lots you own) to your proxy’s packet for voting.  These will be handed out at the meeting, at the time of registration.

We look forward to seeing as many of our owners as possible at our annual meeting.  If you have a concern and want a particular issue raised, you may either contact any Board member, call the HOA office at 417-320-1728 to have it added to the agenda or you may bring up any issues or concerns at the meeting during our open mic. session. We hope to see you there.
