We're happy to hear it! Every improvement that is made here benefits all of us by making the area a more pleasant one to live in. We still have to make sure that you don't run into any problems down the road though, so:
Give us a call, email us, or contact us through the contact form right here on the website. We'll let you know if anything further is needed, or if your plans to decorate your house for Thanksgiving are fine, as long as they don't involve starting a turkey farm.
For larger projects, especially construction of decks, carports, and add-ons, you're likely going to need a city permit, but you'll definitely need a copy of our ACC form (download it here, or ask at the office) so that we can avoid unnecessary complications if your plans might conflict with the rules and covenants of the Fall Creek RV Estates Planned Development.
After gaining approval for your project and the necessary permits, you have 6 months to complete it, after which it would need to be reviewed again. We also ask that you contact us for clarification if the original plan needs to change in any way. There are often factors with grandfathered properties that need to be taken into account when making improvements, and what seems to be an insignificant alteration can have unexpected ramifications.
Many of us in the community are willing and able to help our neighbors with unexpected or one-time needs, but if you find yourself needing other forms of support, Our Lady of the Lake maintains a Taney County area agency list which is available on their website under Resources: Taney County Agency List. We also have a copy available for download here.
We are governed by the City of Branson Municipal Code, which forbids rentals for any term less than 30 days. Please see our letter regarding this for further details.
We prefer to take a very low-key approach of simply notifying the property owner of a potential issue when possible, believing that most of our residents are happy to cooperate in maintaining our environment. In the rare case that an issue remains unresolved and needs to be escalated, we follow the process detailed here.
The Taney County Transfer station is the local landfill, located at:
